About BimbilFarm

The Property

Multiple income streams,one exceptional asset

Bimbil Farm has been under the same family ownership for approximately 60 years, a testament to its enduring productivity and care. Spanning 1,180.75 hectares at 1526 Ophir Road, Rock Forest, the property carries one of the finest homesteads in the Tablelands region alongside world-class agricultural infrastructure.

Beginning in 2000, a comprehensive development program transformed the property: 100 paddocks with fully reticulated trough water, 22 kilometres of exclusion fencing installed in 2019, and diverse pasture species across varying soil types from heavy loam to basalt and granite.

The result is an operation that has returned to life, paddocks dormant for over a decade now flourishing, and a platform ready for its next chapter.

Investment Thesis

Multiple income streams,one exceptional asset

Bimbil presents a genuine dual-revenue opportunity: a proven agricultural enterprise underpinned by exceptional land and water resources, combined with a fully conceived agritourism vision backed by experienced hospitality operators.

Livestock & Grazing

Proven capacity of up to 9,000 DSE across diverse pasture types. Steel cattle and sheep yards, two-stand electric shearing shed, six silos, and hay infrastructure in place. Managed by experienced local operators.

Agritourism & Accommodation

WildSky glamping, riverside camping, The Plateau retreat and The Peak adults-only sanctuary. Eco-structure accommodations, farm-to-table dining, festivals, and wellness programming across six distinct zones.

Regenerative Agriculture

No bulk fertiliser applied for 20 years creates significant upside through targeted soil programs. Exclusion fencing, diverse cover crops, and established perennial pastures form the foundation for measurable productivity gains.

Agricultural Management

Operated by people who know the land

Andrew Dowd is a Central West NSW farmer with deep roots in the region, raised in Koorawatha and Gooloogong, he brings over 25 years of professional grazing management to Bimbil Farm. He currently manages a grazing lease in Borenore alongside the family cattle trading enterprise in Gooloogong.

A graduate of GrazingforProfit® (completed twice, once with his brother, once with his son), Andrew has also trained in Low Stress Stockhandling, Succession Planning, and business programs including Landmark and Allan Parker. He has served as a Landcare Coordinator, RCS Facilitator, and DPI Bushfire Recovery Officer.

Andrew’s core belief, that healthy soil is the foundation of farm profitability, aligns directly with Bimbil’s untapped fertiliser upside and the regenerative potential unlocked by the 2019 exclusion fencing program.
